For investors, a motivated seller can be the best thing that ever happens. The key for an investor to make a profit is to purchase a real estate for the lowest price possible. In some situations, it is difficult to negotiate higher prices because many sellers are looking to make a small amount of profit for themselves. There are many situations where the seller is more concerned with selling the home than they are with selling the home for a specific price. In these situations, the seller is known as a motivated seller.
In essence, a motivated seller is a person that has a strong need to sell their property. Usually motivated sellers have explored other avenues of selling their homes and have come to the conclusion that selling the home is the only thing that will work for them. It might be said that motivated sellers have reached a point of no return and they have to sell their property as quickly as possible to get themselves out some difficult situation.
There are several different reasons that a motivated seller is motivated to sell their property. Perhaps the most common reason is some kind of financial difficulty. Most people can concur that financial difficulties arise that the most inconvenient times. For some, these financial difficulties become so great that it leaves property owners without a means to pay their mortgage. After seeking other ways to relieve their financial problems, there are those who are forced to sell their home to save their credit. This is usually a last resort situation.
Another reason that motivated sellers are motivated to sell their home is because of some kind of family problem. Common family problems that motivate sellers are death, illness, and divorce. These situations often present some kind of situation that causes sellers to need to sell their homes.
Job loss is another motivator for home sellers. When a job loss is on the horizon for a homeowner has a very good reason to sell his or her home. The loss of a job translates into a loss of income. This loss of income usually leads to trouble in making monthly mortgage payments. For some homeowners it is better to sell their homes than it would be to get in a situation that could lead to foreclosure.
Similar to job loss, job transfer or a job in a new location is a reason that home owners are motivated to sell. When home owners take a job in a new location, there is a need to sell their home to avoid having to pay two house payments. Most people aren’t in a financial position to pay more than one house payment so selling their home is the best option.
Real estate investors can also be motivated sellers in certain situations. When an investor’s plans change, he becomes a motivated seller working to sell some or all of the properties in his portfolio. Even without a change in plans most investors are motivated sellers at some point in time.
